It is the newest trend in purchase closings with wording on the PA like: BUYER TO SELECT TITLE COMPANY, BUYER RESPONSIBLE FOR BUYER TITLE COST. That my friend, is a music to my ears!
MY FAVORITE QUESTION LATELY IS:
Most of my business lately would be split to you - IS THAT OK?
Yes, it is OK, I love that you had the respect to ask but I also love even more that you are sending me your business and going out of your way to do so! Have I mentioned lately that I Love Split Closings?
In house title companies (you know, the ones that your Broker is pushing on you everyday) usually (not always) tend to be a bit well, lacking in the products and services dept for the client both realtor and end consumer. Customer service as well in that they do not have to "compete" for the business and yet automatically get the business. See EXAMPLE 2B
Yes, splits can be a nightmare (before you interject with your feedback) but from what I have seen and experienced is that it stems from either the OTHER title company not being on the same page or the OTHER realtor not being on the same page.
Yes, splits can save your client/customer a good chunk of money in dealing with closing costs, premiums, and working with the "junk fees" as they call it. If you have a good relationship with a title company and choose them on your deal (split) then it is going to show at the closing table vs the other title company on the other side (EXAMPLE 2B) which might appear robotlike or testy as they feel their business was jeapordized. Well, my friend - you might ask - why would they act like that? then you might ask they are still getting and doing business... my only answer is that they must not be doing something right or providing something right to get the entire deal from the start!
In closing, if you feel that your in-house or any title company you are currently using is not holding up their end of the bargain (deal) or you always wonder if there is better out there - Try the split closing because I love them... Have I mentioned lately that I Love Split Closings? Well, I do!
